The sash is the interior framing that can be moved vertically upwards or downwards in windows that open. This article will teach you how to perform simple repairs to sash.
Weather Stripping
Wood window sashes provide the classic look to your home and, when properly maintained, can last for many years. They can, however, be damaged or degraded over time due to exposure or normal wear. Thankfully, sash repair experts can restore your windows to their original condition and maintain their appearance for longer than replacement windows.
The first step in sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. It can cause drafts if it's worn out or loose. Begin by identifying the brand of window and the date of manufacture for the glass (etched on the glass's corners, or the aluminum spacers between panes). Then, take the sash off and mark its width and height to find new weather stripping that matches.
Then, remove the sash from its holder and place it on an even surface that allows you to access all four sides. If your sash has been double-hung, you must remove the ropes and weights that should be buried inside the jamb lining. After you have removed the sash using the utility knife, you can remove the weather stripping that was left by hand or with a putty knife.
After the sash has been cleaned, you can replace parting stops. These are long pieces that separate the sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trim from the lumberyard. However, you can also use for a scrap piece of lumber.
After removing the parting stops and trimming them to the desired length, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty knife, and then let it dry for at least a few days. When the putty is fully dried it is possible to apply a topcoat of acrylic latex. This will protect the putty and give your sash a new look.
Sash Hardware
The hardware that holds window sashes is susceptible to wear and tear from age and use, and the result can be a window or door that isn't able to open or close easily. It's good to know that replacing or repair of this hardware is typically easy and affordable. If you're having trouble opening the sash, spray some lubricant into the jamb channel. Then, slide the sash up and open to see if it resolves the issue. If the issue persists, it is most likely the sash balance. You'll need to take off the window sash in order to access the hardware.
Sashes for windows should be able to open and close with little effort. However, this could be a challenge if the weights have been worn out or the sash connecting rail isn't properly covered with. This issue could be caused by a variety of factors, including lack of maintenance or by the wrong weight rating for the specific window sash.
If the hinges on windows begin to slide, this can cause the sash drag, and then eventually to hit the frame at the opposite corner (Photo 1). To resolve this issue, first make sure the sash is squarely inserted into the opening of the frame and then take it out of the window. If the sash has been screwed to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).
Old windows, especially those in older homes, may be difficult to close and open due to sagging hinges and general inefficiency. In most cases, a few simple repairs can turn these windows into smooth operators and save homeowners cash on energy costs.
In order to make these sash repairs, it's important to have all of the tools needed before you begin. Mark the hinge channel location on the frame (Photo 1) with pencil. This will allow you to get the channel back in the correct position after you've finished. Remove the sash and then remove all hardware including the parting beads, cords, and chains that help to hold the sash. Soften any putty that has been hardened with an electric heat gun set to medium and fitted with an nozzle shield. Take off the old sash and store it in an bag with a label.
Sash Weights
Sash weights can be replaced to enhance the efficiency of your window sash, and also reduce the energy cost. Sash weights are made of iron or lead cylinders that are encased inside a concealed cavity, and attached by ropes to the movable window sash. They provide counterbalance that allows the window to be closed and opened without the use of electrical or mechanical devices. When they fail, sashweights tend to be left unnoticed or disabled by homeowners.
It is difficult to recover an sash-weight which has fallen from the cavity, so you'll need to find one that fits correctly. You will also require a new piece string, a length sashcord and some sashpulleys to tie the new weights to the cord.
Older wood windows are joined by mortise and tenon joints. The wood pegs holding the components together can be removed by a pin punch and hammer. The majority of these pegs are big on one side, and smaller on the other. It is essential to first remove the smaller diameter sides. Later sashes used glue instead of pins. They can be separated with a knife and mallet.
After the sash is released, you can remove the sash stops and gain access to the weight pockets. This is usually done via a small hole at the bottom of each jamb. The hole is surrounded by a wooden panel that can be removed to reveal the inner workings.
Once you have the sash stopped and the access panel removed, you'll be able to take off the weight from the sash and replace it with the new. Be sure to weigh the sash first because the weights you have may not be the right size. After the new weight has been installed, thread a string through the sash pulling mechanism. Then, you can attach the string to your boxed frame. Leave a few inches of space at the head of the string to allow for future adjustments.
Sash Cords

Over time these cords can break, making it difficult to raise the window. A new sash cord can restore the ability to move the sash upwards and downwards and hold it in place when it is opened.
To replace sash cords, the first step is to remove the access panels from the jambs. They are typically nailed or screwed in and must be removed or repositioned. It may be possible to take them out using a hammer or chisel, however, it is best to lay out dust sheets prior to starting any work.
After you have removed the access panel, you can begin to work on the sash. Make the small parting beads (also called "tie rails") out of their grooves with the chisel or flat bar. It is important to take your time as they're often wedged or nailed in place. If the sash remains in place, pry the mortise-and tenon joints using a hammer or screwdriver, then remove each wood peg. The sash should be able to move freely now, but it may need some lubrication in order to feel less stiff.
With the sash open With the sash in an open position, measure the sash chain or cord to extend from the pulley on the top of the jamb to the sash slot at the bottom. Cut the cord/chain and attach it as described in Step 6 above. You can use a hammer, nails or screws. However nails are less likely to cause damage.
It's best to leave the original weights if you have purchased a kit to replace the old counterbalance. It's cheap to purchase them from architectural salvage stores and they'll be easy to install once you have the sash unlocked. Based on the size of your window one or two sashweights could be needed to keep it open.
